The legal relationship between you as a tenant and us as a landlord is governed by the statutory provisions. With the booking, every tenant accepts these conditions as solely binding for himself and for the persons he has registered with. MARUVI MARKETING SL/MALLORCA EST acts in its own name. A rental contract is concluded between the landlord and the tenant. Booking and booking confirmation With the booking you offer MARUVI MARKETING SL at the conclusion of the rental contract. Deposit & Reservation

The down payment for each property when booking is 20-50% of the total rent. The reservation is only valid when the deposit has been received by the landlord. The remaining payment must be received by the landlord up to 14 days before the start of the holiday, or handed over in cash when the keys are handed over. For short-term bookings, i.e. last minute, an individual regulation comes into force.

Arrival & stay

You will be personally received by us or our staff and shown your holiday home. The tenancy is only valid for the confirmed period. The property may not be inhabited and used by more than the number of people specified on the Internet. In the event of overcrowding, the agent may evict excess persons. Exceptions can only be agreed upon in writing between the landlord and the tenant. The landlord may enter the rental property after a prior agreement with the tenant. (Laundry change) In special situations, e.g. danger for other guests, or for repair work, the agent may open and enter the property without the tenant being present. This also applies to the gardener who takes care of the pool and garden on a weekly basis. The tenant must treat the finca and its furnishings with care and immediately report and replace any damage that has occurred during the rental period to the agent. Impurities or damage to the apartment/house equipment that cannot be removed with conventional means will be invoiced separately. Compensation payments resulting from the above regulations at the expense of the guest must be paid to the landlord, MARUVI MARKETING SL, before departure. Pets are not allowed. For safety reasons, no small children. Children over the age of 14 are welcome as long as they can swim confidently and independently. cancellation

Possible cancellation of the trip before the start of the trip must be made in writing. In this case, the landlord has a claim for compensation in the form of a cancellation fee:

Cancellation by the landlord

The Landlord can withdraw from the contract after the start of the rental period without observing a deadline if the tenant disturbs the neighborhood in the long term or if he behaves in breach of the contract to such an extent that the immediate cancellation of the contract is justified. If the intermediary cancels for an important reason, he is entitled to the rental price for the remaining rental period including all additional costs. liability of the landlord The lessor is liable within the scope of the duty of care of a prudent businessman for the proper provision of the rental object.
